From Vacant Lot to Permitted Plans:
Here's Exactly How It Works

We've designed this process to be as straightforward as a land build ever gets.

No architect's fees for generic plan shopping. No long waits. No surprises.

STEP 1

Know Your Lot

Before you browse, gather the basics about your site: lot width, lot depth, zoning district, required setbacks, and maximum height. Your local planning department's website usually has this — or pull it from your title report. Not sure where to start? Download our free Lot Feasibility Checklist.

STEP 2

Browse & Filter

Use our filters to narrow the catalog by lot width, bedroom count, square footage, architectural style, and more. Every plan listing shows the minimum dimensions required, so there's no guessing. Click into any plan to see full specifications, floor plan images, and what's included.

STEP 3

Review the Plan Details

Take your time with the plan detail page. Review the floor plans, exterior elevations, and spec table. Not sure if this plan fits your site? Use the contact form to ask us — we respond to every inquiry within one business day.

STEP 4

Purchase & Download Instantly

Plans are sold as digital downloads. After checkout, you'll receive an email with your secure download link. Your plan set is a full-resolution, print-ready PDF — typically 24" × 36" sheets, the standard size for print shops and permit desks. No waiting, no shipping.

STEP 5

Work with Your Local Team

Your plan set is permit-ready, but every city has its own zoning overlay and code amendments. You'll likely work with a local civil/ structural engineer or surveyor to complete the site plan, and potentially a local architect if your jurisdiction requires a local stamp. Our architects are licensed in most states so if you need an Architect review or stamped set of plans just ask. These plans are widely accepted for permit submission in most U.S. Jurisdictions.

STEP 6

Build

Hand off your permitted plan set to your general contractor and break ground. Our plans are drawn by actual architects with construction clarity in mind — detailed enough that experienced contractors can build from them with minimal interpretation required. Want to DIY this yourself; we can provide material takeoffs and budgeting spredsheets as well.

What's in Every Plan Set

Every plan sold on Infill Plans includes the following documents in a single, downloadable PDF package:

• Architectural Floor Plans  —  Each level drawn to scale with room dimensions, door and window schedules.

• Exterior Elevations  —  All four sides of the home with material call-outs and height dimensions.

Building Sections  — Longitudinal and cross sections showing structural relationships and ceiling heights.

• Roof Plan  —  Roof framing or rafter plan with pitch annotations.

Foundation Plan  — Slab, crawl space, or basement foundation with dimensions and reinforcement notes.

Framing Plans  —  slab on grade standard, foundation, floor, and roof framing layouts.

Electrical Schematic  — Room-by-room electrical layout for permitting reference (not an engineered electrical plan).

• Site Plan Template  —  A blank, scaled site plan template showing the building footprint — ready for your surveyor's lot information.

General Notes & Specifications  —
Material specifications, construction notes, and energy code compliance references.

Understanding Your Plan License

All plans are sold under a single-build license. This permits you to construct one building using the purchased plan. You may reprint as many copies of the PDF as needed for your build. You may not resell the plan, share the files, or use the plan to construct additional structures without purchasing a multi-build license.

Multi-build and developer licensing is available for builders who want to construct multiple homes from the same plan. Contact us for pricing and terms.
